- Does the plot stack up economically, allowing a 20 - 30% margin?
- Does it have full planning permission?
- Is the planning permission still valid?
- Are there any planning conditions attached to the plot?
- Does the site have access?
- Is there sufficient room for turning and access for a fire engine?
- Might the visibility splay encroach on a neighbours plot?
- Check for ransom strips
- Are there any legal conditions attached to the plot, such as a covenant?
- Do the plot boundaries match up with the plans held by Land Registry?
- Are the services in place, or within an easy connection distance (obtain a quote before purchasing the plot)
- Are there any ground conditions or trees of concern, or does the site slope?
- Will you have to pay a Section 106 Agreement? If so, how much?
